Fitness, sports and recreation

Selling a fitness, sports or recreation business.

From a sports training facility in California to pickleball clubs and boutique fitness franchises, I help owners present the membership numbers buyers care about and navigate leases and franchise approvals.

What buyers look at

The questions every buyer will ask.

Recurring memberships

Monthly dues, autopay, contracts and how much revenue renews without the owner selling it every month.

Retention and churn

Member tenure, cancellation rates and seasonality. A stable base is worth far more than a big January.

Coaches and staff

Head coaches and instructors who stay with the business, and programs that do not depend on one personality.

Lease and facility

Remaining lease term, renewal options, assignment rights and build out condition. The lease can make or break the deal.

Programs and capacity

Classes, leagues, camps, events and court or lane utilization, with room to grow.

Equipment and franchise

An equipment list in good condition and, for franchises, the franchisor approval and transfer requirements.

Plan early

The lease and the membership data come first.

Buyers and lenders want to see clean membership reports and a lease that will transfer on workable terms. Getting your landlord and, if needed, your franchisor involved early keeps the deal on schedule.

How are gyms and studios valued?

Most are valued on SDE, with multiples driven by recurring revenue, retention, lease security and growth. Franchise resales also depend on territory and the remaining term of the agreement.

What do buyers want to see?

Twelve to twenty four months of membership and revenue reports, churn by month, staff roster and pay, the lease and an equipment list.

Do you work with pickleball and racquet clubs?

Yes. I understand court utilization, leagues, memberships and events revenue.

Who buys

Today's buyers in this industry.

Fitness businesses attract owner operators, multi unit franchisees and investors looking for community driven recurring revenue. SBA financing is common, so clean books and a strong lease matter.
